RV is based on US MSRP + $925 Destination & Handling fees regardless of ED or non-ED vehicle.

I am very new on leasing BMW x3 28i, I got invoice of $45760(premime package), dealer add $500, so total is $46260, 36 month under 120k miles, with bank transfer fee, registration fee, etc, pay $2224 infront, then monthly lease payment $691*36.
is it too much?

If you lived in MN, then I’d guess that marked up the MF to 0.00165. The lowest it can go is 0.00125 which would bring your payment down to about $655. But I made lots of assumptions given the lack of details provided.
In general, the X3 doesn’t look like a great lease because the residual values are fairly low for a luxury vehicle.
